We have started recently a basement project for the Davids. This home is nearly new and has much of the basement ready to go. As usual there is no additional capacity on the existing heating and cooling unit so a new Heat Pump will be installed. It is better to have the basement on a separate zone. And the Home Owners wish to have a billiards room. This takes much space and as a result we will be removing a load bearing wall to gain the needed space. Have a look at the floor plan. This is the basement before we start.

 

   

We have started this project on September 20th 2004.

We obtained the Permit on September 23rd and that's when the physical work begins.

First we moved in materials. Then set up temporary walls to support the floor where we will remove a load bearing wall and replace it with a wood beam. Picture A-1,2) And also began to frame the outer walls. This customer has a dry basement. It is important to not have water or moisture problems BEFORE you start. Even so I like to put a vapor barrier of 6 mil plastic behind the walls that cover the concrete foundation walls. If there is a leak or moisture I should be directed to the floor and not the wall cavity. I think we are the only contractor that does this extra step. Also note there are no penetrations ( nails ) in the foundation walls. The walls appear to have been water proofed already, if we were to nail into them, this would be a potential hole for water to come through.
